Wheatland subdivision withdrawn

At the owners’ request, a proposed subdivision in the Town of Wheatland has been withdrawn, citing high infrastructure costs.

“The Hills of Lilly Lake” proposal, owned by Arthur and Paul Naber, called for the partial redevelopment of a 29.3-acre plot of land near 332nd Avenue and 73rd into Suburban Single Family Residential.

“Construction costs, the roads and the storm water drainage was a lot higher than they expected,” said Town Clerk Sheila Siegler. “There is a lot of dirt that has to be removed for the storm water drainage.”

Of the 29.3 acres, zoned A-2 Agriculture, 19.3 would have been rezoned for 14 lots and one out lot for development of residential homes.

Lynch and Associates Engineering Consultants, LLC of New Berlin studied the land composition three times and determined the development would need six drainage basins, according to a Dec. 8 report given to the Town Plan Commission.

The Plan Commission approved the development at its Dec. 14 meeting, contingent on creation of a subdivision covenant and drafting of a developer’s agreement.

Since the Dec. 14 meeting, neither owner has been present, with the item being tabled on two consecutive occasions.

The proposal was initially introduced to Town of Wheatland officials last fall.
