Three new home construction permits issued here

It may not be much, but it could mean everything. Twin Lakes trustees learned Monday night three permits for new single-family home construction were applied for in January.

The most expensive project is estimated at a valuation of $315,000; the others are estimated at $120,000 and $100,000 respectively. All are in the Town of Randall school district.

Their combined valuation of $535,000 brings $7,000 in permit fees to the village.

The Dec. 28, 2011, Business Journal reported that construction employment in Kenosha County and Lake County, Ill., increased 29 percent between November, 2011 and the same month in 2010. The Business Journal also reported that is the highest percentage increase in the nation, according to the Associated General Contractors of America.

The article goes on to say between 2010 and 2011 there was a 3,600 job increase, “the highest in terms of percentage and fourth in the country in terms of the number of construction jobs added.”

Last month the Business Journal reported that the sales of existing homes in the state increased 10.8 percent, compared to January 2011 and based on the Wisconsin Realtors Association figures.

During the same time period the WRA reports “a decline of home prices, which fell 7 percent to $119,500 over the same period.”

It was noted in a WRA press release that “with median prices down 7 percent statewide over the last year, and 30 year fixed mortgages in the area of 4 percent, home affordability in the state is very high.” Median home prices are computed only if at least 10 home sales are recorded in one quarter.

Also included in the Twin Lakes January permit report are two residential razes and a total of five individual residential improvement projects that include a kitchen removal, new windows, roof, furnace and a fireplace for a valuation of $24,459. The valuation for the month of January is $577,959 and a total of $7,555 in fees collected.

 

Other village board news

• the lease agreement between the village and the Lake Elizabeth Marina Concessions, doing business as the Sand Bar, was approved.

The Sand Bar lease was approved for 10 years, beginning on Jan. 1, 2012 and concluding on Dec. 31, 2021. The liquor license will be reviewed each June.

The Sand Bar will pay $2,000 per month in rent to the village, beginning in 2017. DiCarlo was given credit for spending $65,000 for adding bathrooms at the boat launch.

The Sand Bard agreed to close at 11 p.m. Sunday through Thursday; midnight on Friday and Saturday and on legal holidays and the day before, also midnight.

The Sand Bar and owner Carlo DiCarlo agreed to monitor the parking lot activity and to close the windows on the north side of the building at 10 p.m. He is also constructing a solid roof over the building;

• the Twin Lakes Fire Department will be burning two buildings related to the Lakeview Motel this weekend, Feb. 25, 26. Residents on Lakeveiw Avenue, west of S. Lake Avenue, Buena Drive and Hillside Court are reminded streets will be closed those days and personal vehicles should be moved to a village parking lot before 8 a.m. both days. Four, two unit townhouses are expected to be constructed on the site, which is part of the TIF District;

• Pieper Electric of Milwaukee will install building wide surge suppression in the Twin Lakes Police Department, in the amount of $6,300 with a 5 percent contingency;

• trustees approved a work order for Baxter and Woodman to provide the engineering design and pre construction services for the village’s 2012 street resurfacing project, which includes Oak ridge Drive (Swanson to Bayview); Circle Drive (Oak Ridge to Oak Ridge); Barry (Wilmot to Chapel); Elm Court (Oak Ridge to end) and Maple Court (Oak Ridge to end).

• the Planning Commission will meet on Wednesday, Feb. 29 at 7 p.m. to discuss the addition of an antenna to the tower at the police department, by HeirComm and consideration of amendments to the village code related to townhouses as a permitted use in the residential district and in sections related to condo
